Looking to sell your home, but wondering what updates are worth your investment?  Here are five updates well worth the time and money to consider before putting your home on the market. 

1. Fresh Paint

Neutral colors, soft tones, and grays brighten areas to make a home look clean and new.  The trend today is neutral colors, so if you are sitting in your living room looking at dark brown or burgundy walls, a fresh, lighter color will update the look.

2. Declutter and Clean

You may love your collection of china teacups, but not everyone will appreciate them as you do.  Pack them up safely and let potential homebuyers view the space so they can envision how they will use it. A clean, fresh smelling home is essential for a faster sale.  Do a smell test for pets, and other odors that may turn buyers off.  Consider hiring a service if you do not have time to do some deep cleaning prior to listing your house.

3. Lighting

Check and replace light bulbs.  Believe it or not, I have seen multiple types of bulbs used in one fixture.  Symmetry is more pleasing to the eye!  Replace any burned out light bulbs and make sure all the bulbs match in a multi-bulb fixture.

4. Staging

Consider staging your home.  An experienced agent will help you with this as part of the listing service or can recommend a professional staging company.  Data shows that staged homes sold in an average of 18 days as opposed to nonstaged which took an average of 107 days to sell.

5. Flooring

Take a look at your floors.  What would you think if you were a potential homebuyer?  Is the wood worn in places, does the tile look dirty, is the carpet yucky?  These are big deals to home buyers.  Get the carpets cleaned or replaced, and touch up or redo the hardwoods if necessary.  Also, the consistency of the flooring makes the house warmer and more connected.  Too many types of flooring are distracting. 

Home buyers are really looking to have it all in today's market and with so many new construction options, they are likely to get it.  Open floor plans, clean and bright spaces, the latest in technology, and green features, plus community amenities such as a pool, green space, clubhouses, etc. are all topping the list for today's homebuyer.

The age-old “location, location, location” is still the big winner for homebuyers.  Being close to the things and activities your life revolves around is paramount for most homebuyers.  Sellers should be prepared to adjust the price based on big-ticket items that have not been updated such as the roof, plumbing, HVAC, and windows.
